How to become a Domestic Energy Assessor

To work as a Domestic Energy Assessor you need a recognised Level 3 qualification, then membership of an Accreditation Scheme so you can lodge EPCs. This course gives you the qualification. Tap any section below to open it.

Course overview

A Domestic Energy Assessor (DEA) assesses the energy efficiency of residential properties and recommends improvements. Once qualified, you can register with an Accreditation Scheme, which allows you to produce Energy Performance Certificates (EPCs) for existing homes — a legal requirement whenever a property is sold or let.

The ABBE Level 3 Certificate for Domestic Energy Assessor is the nationally recognised, licence-to-practise route into EPC work. It is also the entry requirement for the Level 3 Retrofit Assessor qualification, so it is the natural first step for anyone building a career in home energy and retrofit.

Often called an EPC assessor course, the DEA qualification is delivered by Unyte Academy, an ABBE approved centre based in Willenhall in the West Midlands. Because the course material and portfolio are online, you can study from wherever suits you. In 2026 alone, 175+ Domestic Energy Assessors trained and passed with us.

Who this course is for

The Level 3 DEA suits anyone who wants a recognised, flexible route into home energy assessment. There is no technical prerequisite, so it works equally well as a career change or as a step up in an existing role.

  • Anyone heading for retrofit assessment — the Level 3 DEA is the prerequisite for the Retrofit Assessor certificate.
  • Estate agents and property professionals — add EPC production to the services you offer.
  • People wanting to work for themselves — many DEAs work on their own account once registered.

You can start the day you enrol, and the four tutor-led days come round every two weeks, so there is no waiting for a start date.

The four course topics

The course is taught in four topics, each with its own tutor-led day. They take you from how a home is built, through surveying it, to producing the EPC in the software.

Topic 1Introduction and how homes are built

  • Course introduction and what to expect
  • Soft skills for working in people’s homes
  • The basic structural elements of a home
  • Recognising non-standard construction and its properties

Topic 2Property age, heating and hot water

  • Dating a property to the correct age band
  • Main heating systems
  • Secondary heating
  • Hot water systems

Topic 3Measuring homes, controls and insulation

  • Measuring a building accurately
  • Recording each element of the property
  • Heating controls
  • Insulation

Topic 4Software practice and full run-through

  • Hands-on practice with the EPC software
  • A complete run-through, from survey data to finished EPC

Every topic comes with:

Tutor support and drop-in access

This is the part self-paced learning usually gets wrong — and the part we have made a headline feature. On top of the four tutor-led days, we have opened our tutors' calendars for one-to-one drop-in sessions you can book directly, any time while you study.

Stuck on a calculation, unsure about something you saw on a survey, or want a second pair of eyes on your portfolio before you submit it? Book a slot and talk it through — as often as you need, so you are never studying on your own.

Careers and progression

What does a Domestic Energy Assessor earn?

According to the National Careers Service, Domestic Energy Assessors typically earn from around £18,000 as a new starter to £35,000 with experience. Many DEAs work for themselves once registered and are paid per EPC or per day, so earnings depend on how much work you take on.

The Level 3 DEA is also the gateway to more senior assessment and retrofit roles:

Want both assessment qualifications together? Take the combined Domestic Energy Assessor and Retrofit Assessor course. New to the sector entirely? The Level 2 Award in Understanding Domestic Retrofit is the ideal foundation before this one.
